WHAT IS DECEMBER’S MEETING ABOUT?
First, we want to wish you and your family a very Merry Christmas and a happy, healthy and prosperous 2016!
This will be the last meeting of North Georgia REIA. When December’s meeting concludes, it’s: Turn out the lights, the party’s over!
So what comes next? We’ll be talking about that.
We’ll also discuss the 3 habits we feel are most responsible for our success and how these habits can help you to succeed.

The first deal is Akin Drive. This deal began life when we bought the property tax deed at the Bartow County property tax auction. Interested in learning how property-tax deals works? This is your chance to see one in action and ask lots of questions.
Akin Drive involves the county doing its best to condemn and tear down the property, Kim managing a HUGE rehab, borrowing money from a private-money lender to fund the rehab. Finally, we’ll discuss a creative exit strategy that will allow us to maximize our yield.
The second deal you’ll see is Rail Drive. Kim bought this home at the November 2015 foreclosure auction. She’ll explain how she found the property, determined its fair market value along with her maximum bid price. She’ll also tell you about her two face-to-face meetings with the property owner before the foreclosure auction when she was trying her dead-level best to buy this home pre-foreclosure.
We’ll also discuss how we funded the purchase and rehab cost by borrowing $85,000 from a private-money lender…and this is a different lender from the one we used for Akin Drive.
Then Kim will show you how she found a buyer who put this property under contract in less than thirty days.
